    • Handover and transfer of contracts

How long the whole process takes depends on the property, on what is agreed and on the handover date.

What we check before you make an offer

Photos and online listings are not enough to decide on. A cheap-looking house can become far more expensive through renovation, missing utilities or legal quirks.

  • Title deed and owners

    Who is registered, and are there mortgages, usufruct, pre-emption rights or transfer bans?

  • Buildings and cadastral data

    Does the actual state match the records? Are extensions and outbuildings registered?

  • Technical condition

    Roof, damp, heating, wiring, water and drainage — the expensive items, not the visible ones.

  • Year-round usability

    Many holiday homes were built for summer only. Insulation, heating and access decide the winter.

Beyond the purchase price come tax, lawyer, fees and translations. A rough orientation before you have to do the maths.
